How the estimate is calculated

Value = annual net profit x a profit multiple. The calculator takes your average monthly net profit (or revenue times margin), multiplies it by 12, and applies three published multiples for your type of business:

  • Low: 1.1x, the average multiple of distressed sales on Empire Flippers (businesses that sold for 1.5x or less).
  • Typical: the category average from Flippa's H1 2026 sold deals.
  • Top quartile: the top-quartile multiple for the same category from the same report.

Where your business sits between them is our own scoring, shown line by line: age, trend, owner hours and traffic concentration each score +1, 0 or -1, and fewer than 12 months of data scores -1. The total divided by 4 moves the estimate from the average toward the top quartile or toward the distressed multiple.

Profit multiples by type of online business (Flippa, H1 2026)

Average and top-quartile annual-profit multiples from Flippa's sold deals, January to June 2026:

  • Marketplace: 3.33x average (top quartile not published, too few deals)
  • App: 2.62x average, 5.46x top quartile
  • SaaS: 2.47x average, 4.06x top quartile
  • Content and newsletters: 2.32x average, 4.68x top quartile
  • Social media and communities: 1.63x average, 3.89x top quartile
  • YouTube: 1.57x average, 2.65x top quartile
  • Ecommerce: 1.55x average, 2.75x top quartile
  • Service: 1.43x average, 2.31x top quartile

By deal size the curve is U-shaped: $10K to $100K deals averaged 2.24x, $100K to $250K 1.85x, $250K to $1M 1.82x, and $1M+ 2.50x.

What moves a website toward the top quartile

  • Proof. Clean profit and loss statements and revenue a buyer can forecast. Flippa's report frames the whole half around buyers paying for proof, not stories.
  • Age. Older assets have survived several algorithm cycles. The average content business sold in H1 2026 was more than ten years old; SaaS and marketplaces about six; ecommerce five; YouTube four; apps three.
  • Low owner dependency. A business that runs on a few hours a week, with documented processes, can survive the founder leaving. FE International lists owner dependency among the main price drivers.
  • Diversified income. No single traffic source, platform or customer that could cut most of the profit.
  • A growing trend. Buyers pay for growth they can see in the trailing twelve months.

Limits of a multiple-based estimate

  • Averages hide a wide spread; two sites with the same profit can sell for very different prices.
  • Listing price is not sale price: Empire Flippers businesses sold for 86% of list on average.
  • Unprofitable or break-even businesses are not valued on profit; this calculator will not give them a number.
  • Larger SaaS companies are valued on revenue (2x to 7x ARR for private SaaS, per FE International) rather than profit.
  • For an offline company, use the business valuation calculator, which works from EBITDA, SDE and the balance sheet.

Frequently Asked Questions

Common questions about the Website Valuation Calculator

Most small websites sell for a multiple of their annual net profit. In Flippa's sold deals for the first half of 2026, content and newsletter businesses averaged 2.32 times annual profit, and the top quartile sold at 4.68 times. A content site that clears $3,000 a month ($36,000 a year) is therefore worth about $83,500 at the average and up to about $168,500 if it is in the top quartile. Age, a growing or shrinking trend, how many hours the owner puts in, and how much of the traffic comes from one source decide where in that range it lands.
